Before you come
What are the ways to stay?
The guest part of the property can be rented exclusively by one group or, when not booked by a group, as individual rooms and apartments.
Can guests use a kitchen?
Yes. Exclusive groups use the equipped Casale kitchen. For individual rentals, Nocciolo has a private kitchen and Romantica a kitchenette; Rondini and Volto use the shared kitchen. Sambuco and Relax are only available with exclusive use of the hamlet.
Who uses the pool?
The pool is for staying guests: reserved for the group on an exclusive booking, and shared between staying guests for individual rentals. A cooking class alone does not include pool access. Opening dates and conditions are confirmed before booking.
Are the experience spaces included in exclusive use?
No. The professional kitchen, experience dining room, piano salon and owners’ home are in a separate part with independent access. The yoga room is part of this area and is not automatically included in a stay.
Can I come just for a cooking class?
Yes, by reservation. Lessons and visits are arranged according to availability, season and participant numbers.
Are there stairs or changes in level?
Yes. It is a historic hamlet with stone stairs, mezzanines in some units and outdoor paths. Tell us about mobility needs or young children so we can discuss suitability before confirming.
What are the rates and terms?
We prepare an offer based on dates, length of stay, guest numbers and your chosen accommodation. Before booking we confirm the price, included services, any extras, arrival and departure times, payments and cancellation terms.
Do I need a car?
We recommend a car for staying in Quarazzana, exploring Lunigiana and visiting the coast. If you are arriving by train, write beforehand so we can discuss transfer options; transport is not assumed to be included.

Payments and cancellation
For stays of fewer than 28 nights. These terms apply to a confirmed booking, not to an availability enquiry.
- 30% advance payment on confirmation; balance due 30 days before check-in. Bookings made less than 30 days before arrival are payable in full on confirmation.
- Cancellation at least 30 days before check-in: full refund, with no cancellation charge.
- Cancellation less than 30 days but at least 7 days before check-in: a charge of 50% of the accommodation amount.
- Cancellation less than 7 days before check-in: a charge of 100% of the accommodation amount.
- Full refund within 24 hours of confirmation, provided the booking was confirmed at least 7 days before check-in.
Any advance payment is credited towards the cancellation charge, not added to it.
Deadlines refer to the agreed check-in time in the Europe/Rome time zone. Any additional charges, taxes, refund timing and terms for stays of 28 nights or more are specified in the quotation before confirmation. Statutory rights remain unaffected.
