Tell us about your group and dates: we agree the arrangement and bedrooms to use together. Our usual offer accommodates up to 15 guests; any additional children need to be discussed before confirmation.

The large Casale kitchen has an oven, dishwasher and equipment for preparing meals. Nocciolo and Romantica also have their own kitchen or kitchenette.

Spend time together

The dining room, relaxation lounge and piazzetta are places to gather. The garden, patio and pool are reserved for your group in the guest part of the property.

Choose a cooking class

A cooking class with Ilaria is optional and booked separately. It takes place in the distinct experience area with independent access. You can also enjoy your entire stay independently.

Before you come

Does exclusive use include the owners’ private spaces?

Exclusive use covers the guest accommodation, its living spaces, garden and pool. The owners’ home and the cooking experience area are separate, with independent entrances. Classes for staying guests or outside participants take place in that distinct area.

Can we come as a group of six or eight?

Yes. There is no fixed minimum group size: exclusive use can be arranged for smaller groups, with the bedrooms and terms agreed together.

Is a cooking class included in the stay?

It is an optional extra, booked in advance. Availability, programme and price are agreed beforehand.

During an exclusive stay, these living spaces, the garden and the pool are reserved for your group.

The Casale kitchen

An equipped kitchen with an oven and dishwasher, for an unhurried breakfast, lunch at home or cooking together. Nocciolo and Romantica also have their own kitchen or kitchenette.

The dining room

A place to gather around the table, connected to the Casale kitchen by the old serving window. For the meals you prepare yourselves, in every season.

The piazzetta

Stone, sheltered corners and the pleasure of being outdoors: reading, talking or sharing dinner at the heart of the guest part of the property.

Music and reading

The first-floor music room and reading spaces offer time to enjoy indoors: a pause, a book, a conversation. The piano salon in the experience area is a separate room.

The garden and patio

A carefully tended garden, flowers and aromatic herbs, places to sit and an open view of the Apuan Alps. Staying at the hamlet can be a lovely plan in itself.

The pool and the view

The above-ground pool is set among greenery, with a patio for relaxing. It is for staying guests; opening dates are confirmed before booking.

Sambuco and Relax are available only with exclusive use of the hamlet. Room allocation is agreed according to your group.

Payments and cancellation

For stays of fewer than 28 nights. These terms apply to a confirmed booking, not to an availability enquiry.

30% advance payment on confirmation; balance due 30 days before check-in. Bookings made less than 30 days before arrival are payable in full on confirmation.
Cancellation at least 30 days before check-in: full refund, with no cancellation charge.
Cancellation less than 30 days but at least 7 days before check-in: a charge of 50% of the accommodation amount.
Cancellation less than 7 days before check-in: a charge of 100% of the accommodation amount.
Full refund within 24 hours of confirmation, provided the booking was confirmed at least 7 days before check-in.

Any advance payment is credited towards the cancellation charge, not added to it.

Deadlines refer to the agreed check-in time in the Europe/Rome time zone. Any additional charges, taxes, refund timing and terms for stays of 28 nights or more are specified in the quotation before confirmation. Statutory rights remain unaffected.
